1. Booking & payment

A reservation is confirmed once a deposit is received and you receive a written confirmation. The balance is due before check-in. Rates, fees, and taxes are disclosed in full at the time of booking — no hidden platform service fees.

2. Cancellations

Our cancellation window and any refunds will be stated on your booking confirmation. We aim to be reasonable; reach out and we'll work with you wherever we can.

3. Guest responsibilities

Guests agree to follow the house rules, respect the neighbors and the neighborhood, and report any damage promptly. The reserving guest is responsible for everyone in their party.

4. Liability

Guests use the cottage, patio, beach gear, and bicycles at their own risk. The owner is not liable for personal injury or loss of personal property except where required by law.

5. Changes to these terms

These terms may be updated from time to time. The version in effect is the one provided with your booking confirmation.
